Confusion and Comparison between Rajarhat and New Town

Everyone is not aware of Rajarhat and New Town area in Kolkata properly. There is always confusion between these two areas. Some people say it is Rajarhat where they want to live when they are actually searching for a home in New Town Area. Some calls this area as Rajarhat New Town. Here we are going to make clear thoughts regarding these two areas and also a comparison, so you may decide better where to live according to your choice and criteria.

New Town

New TownNew Town is the neighborhood of Kolkata. This is the new commercial hub and residential hub with modern culture. In short this area is the new face of Kolkata.  New Town is divided into three areas. Action Area 1, 2 & 3. Action Area 1 consists of Malls, Sub-CBD, Commercial Plots and Planned Residential plots. Action Area 2 will be the main CBD(Central Business District) area and Institutions, Business Parks will also be in this area. There are some big and luxurious residential complexes also present in this area. Action Area 3 is mainly for high-rise residential complexes and mini townships. New Town is developed of two erstwhile villages Rajarhat and Vangar by WBHIDCO. The whole area was Rajarhat and The Government made the acquisition of some part of Rajarhat and developed New Town.

The IT major companies like TCS, Wipro, Cognizant, Real Estate giants like DLF, Unitech, TATA Group, Shaporji-Palonji, Ambuja Realty etc. are present in this area and involved in business. One of the biggest and honored hospital “Tata Medical Center” is situated here. The major arterial roads are connecting to major areas and to the main city. Other interests are Eco Park, Rabindra Tirtha which is in the memory of Kaviguru Rabindranath Tegor, Nazrul Tirtha in the memory of Kazi Nazrul Islam and Mothers Wax Musium is also a must visit place.  Upcoming Metro corridor from Gariya to Dum Dum is also going to be the most effective public transport in future.

Rajarhat

Rajarhat is also a neighborhood of Kolkata. The maximum part of Rajarhat is under acquisition to develop New Town. The rest part is still known as Rajarhat. Rajarhat is free from Government acquisition. This area consists mainly Residential Complexes. The sizes of the complexes are different. The locations are also good to commutate. Two state highways already there and one major 6 lane expressway is coming which is going to connect New Town to NH34 keeping Rajarhat in between. After the connectivity this route will be a busy route for availing NH34, Jessore Road and North Bengal. The international bus route to Dhaka will also probably run in this route. Metro connectivity is closer and availing all the facilities and amenities of New Town is easier.

Comparison

  • New Town is developed by Government whereas Rajarhat is an organic growth by individual or companies. The private investors and developers are developing Rajarhat very fast.
  • New Town is according to Government plan and it is totally under Government control to develop this area.
  • New Town Action Area 1 is well developed at present; however, Action Area 2 & 3 is still not developed properly. Rajarhat is developing fast and it is becoming the satellite town.
  • The lands and plots are lease-hold and residential properties are lease-hold and under co-operative society in New Town. Co-operative society flats are individual building and no amenities available like complex. Only high-end complexes in New Town are with facilities and amenities. Whereas in Rajarhat, all the residential apartments are freehold, within a complex and with all the facilities and amenities.
  • New Town has a good transport system and major arterial roads. Rajarhat has also state highways and well public transport and now upcoming 6 lane major arterial road is making this area more valuable.
  • The business parks, companies, parks and other places of interests are in New Town but these places can also be accessible easily from Rajarhat.
  • Living in New Town is costly in high-end residential complexes, whereas living in a complex with all the modern amenities and facilities in Rajarhat is within budget.
  • Rajarhat is developing faster than New Town.
