Which location to buy a property?

There are three points to check while buying a property in Kolkata. Location, Location and Location. There are lots of properties available and lots of projects are developed with different price tag by various developers. The quality of a property is important and it differentiates the prices to some extent; however, the main criterion is location which makes the property prices vary.

Everyone has own choice of location when searching for a property to buy, but sometimes it may not be possible to buy a property in the desired location. One has to pay the price for the location or has to compromise with the location. Those who are able to pay the price, there is no problem for them. But those who have to compromise should select the location wisely.

Kolkata is getting bigger day by day. There are lots of locality options. Various properties are available in Central, South and North Kolkata. High-end residential complex are available in EM Bypass and VIP Road.

North Kolkata –kolkata

Lots of residential projects are available in different location in North Kolkata. Other than residential complex, a number of standalone residential buildings are also being developed by local developer. The locality would be Shyambazar, Paikpara, Belgachiya, Khanna, Ultadanga, Kankurgachi, Phoolbagan, Manicktala, Girish Park, Sovabazar, C R Avenue, Sealdah, Moulali, Bowbazar, Beleghata etc. The demand is very high in these localities but supply is low. All the communications are available. These areas are old areas of Kolkata and it is very hard to get a big plot of land for developing any residential project. The price range in these localities is Rs. 5,000/- to 7,500/- per sq. ft.

Other areas in North Kolkata like Lake Town, Bangur, Dum Dum, Nager Bazar, Baguiati, Kestopur, Kaikhali, Teghoria has also got a high demand now-a-days. Several residential complexes by various developers are available in these localities. The price range is Rs. 3,000/- to 6,000/- per sq. ft.

South Kolkata –south kolkata

South Kolkata is always a desired location for property seekers. The demand is always high. Localities like Ballygunge, Rashbehari, Dhakuria, Prince Anwar Shah Road etc. are expensive. The price range is Rs. 7,000/- to 13,000 per sq. ft.

Other localities in south Kolkata like Jadavpur, Santoshpur and Kasba is also preferred areas by the property seekers. The price range is Rs. 4,600/- to 5,200/-

Newly Developed areas in Kolkata

A new area has also come up called East Kolkata Township where Anandapur, Mukundapur, Kalikapur localities are present and this township area is also developed in last decade. This locality is connected to E M Bypass, so the communication is also good.

Kolkata is getting stretched in four directions. New satellite cities are coming in these stretches.

In North – B T Road, Sodepur

Areas like Bonhooghly, Dunlop, Kamarhati and Sodepur is connected to B T Road. These areas are also connected to Railways. Metro has come up to Noapara and projected to stretched upto Belgharia. Nivedita Expressway, Bally Bridge is getting connected to NH2 and NH6. The proximity to different areas is very nice. Reputed schools and colleges have also come up in these areas. Selecting property in these areas is good. The price range is Rs. 3,600/- to 4,500/-

In East – Rajarhat and New Town

Rajarhat and New Town is the satellite city of Kolkata. New Town is planned city developed by Hidco. The major advantage of this locality is location. The commercial and financial hub is getting developed in this locality. Major IT hubs and companies have already established their offices in this locality. Major arterial roads are spreading and connecting to different places. International airport is adjacent. Rajarhat is already developed and it is the choice of everyone as many residential complexes are situated in this locality. Where New Town has very high end residential complex with high price tag, Rajarhat is with reasonably less price tag. The affordable properties with access to all the facilities and amenities of New Town make this locality popular.

In South – Garia, Sonarpur

Garia and Sonarpur area is also liked by property seekers. The extended E M Bypass has also come up. Garia is connected nicely with Metro Rail, Indian Railwys and E M Bypass. The area has got tremendously developed in the last decade. Many reputed hospitals, schools have come up. Sonarpur is well connected to rail. The price range is Rs. 2,600/- to 4,200/- per sq. ft.

In South-West – Joka, Amtala

This is a new stretch of Kolkata. Several residential complexes have already come up and lots of projects are under construction. This also is a future location for living. Very nice communication. Tollygunge metro is accessible. Upcoming Joka to BBD Bag Metro work is under progress. Lots of township projects are also under development. Once the metro will be ready the value of the area will be up. The price range is Rs. 2,700/- to 4,600/- per sq. ft.

All of these localities have pros and cons in different aspect. You should be very wise and calculative while choosing a location to buy your desired property. This topic is to give you ideas about the different location in Kolkata. Do not get puzzled by seeing hundreds of properties in different location. Be clear and focused and make your mind which is your best suitable location.
